Q: When is my rent due?
A: Rent is due on the 1st of the month.
Q: Can I make a payment with a credit card?
A: No, unfortunately payment by credit card is not an acceptable form of payment. Rent payment can be made by check or money order, as well as with online bill payment with your bank.

Move In/Move Out Procedures

Q: Is a Certificate of Insurance required for move ins/ move outs?
A: Certificate of Insurance is only required for move-ins if using a moving company.
Q: Do you allow dogs?
A: No, dogs are not allowed.
Q: Why does my neighbor have a dog?
A: Your neighbor has a dog because the prior owner allowed it. If a tenant had a dog when we took ownership of the building, those tenants are allowed to keep their dog, no additional or replacement dogs are permitted.
Q: How do I set up my utilities?
A: You are responsible for setting up your own utilities. We only set up the electric account for residents of Lafayette Boynton and Hazel Towers. Below are a list of providers and their phones numbers:

Q: Is parking available?
A: Parking is available for an additional fee at the following properties only:

  • Lafayette Boynton – $85
  • Hazel Towers – $85-$150
  • 214-218 Prospect Place – $350
  • Atlantic Plaza Towers – $95-$115
  • 182 N Broadway – $40
  • Promenade – $100-$150
Q: Do I need to be present during the exit inspection that is performed when one is vacating the apartment?
A: No. You do not need to be present during the exit inspection.
Q: Who do I return the keys/ Fobs to upon vacating?
A: All Keys/Fobs must be returned to your building’s site office, for buildings without a site office keys/ fobs must be returned to the superintendent. If not returned, additional fees will incur.
Q: When will my security deposit be returned?
A: Your security will be returned in 30 days.

Renting an Apartment

Having the following paperwork ready can help accelerate the rental of an apartment. When applying for an apartment with Nelson Management we will typically ask each applicant to furnish the following supporting documents:

  • Employment verification letter on company letterhead stating position, salary and bonus, if any. If you are starting a new job, bring your offer letter.
  • 4 most recent pay stubs, if applicable
  • Copy of your 2 most recent tax returns
  • Last 12 months cancelled rent checks
  • Photo identification (i.e. driver’s license)
Q: What are the financial requirements for renting an apartment?
A: Here at Nelson Management we review credit, income and assets when evaluating a prospective tenant. We perform a full credit/background check in which we require tenants to have a clean report, no landlord/tenant litigation and no delinquencies. We require applicants to demonstrate income of approximately 40 to 50 times the monthly rent.
Q: How long does it take to get approved?
A: Usually 2-3 days. Having your paperwork ready helps the process along faster.
Q: What monies are due and when?
A: We require 1 month rent and 1 month security due at lease signing in the form of separate certified checks or money order. No personal checks will be accepted for a lease signing.

Q: How do I make a maintenance request?
A: For the properties which offer the Travtus Advantage program, you may make a maintenance request by clicking on the Travtus portal below, or by calling your site office. For our smaller properties without a site office, please contact your superintendent. If you have not yet registered for Travtus, please contact your site office and provide your contact information.

Q: What qualifies as an afterhour’s emergency maintenance request?
A: The following items constitute an “emergency” and should be called in immediately to receive service:

  • No heat in the winter
  • No hot water
  • Broken or frozen water pipe
  • Water leak and/or roof leak (major – more than a minor drip).
  • Gas leaks (contact ConEdison 1-800-75-Coned (1-800-752-6633) immediately)
  • Electrical outage may be considered an emergency but only if there is no electricity throughout the unit
  • Any other condition which affects life, safety or is necessary to preserve the condition of the apartment. We also have a more complete list, including what is NOT considered an emergency (AC not working is one of them).
